The demand for luxury villas and private estates beyond major Indian cities is on the rise, with affluent buyers increasingly treating such properties as long-term wealth assets rather than lifestyle purchases alone. According to Mayank Khemka, partner at Design Acrolect, the trend is visible across residential corridors near Delhi NCR, Goa, Navi Mumbai, Lucknow, and several other fast-growing regions.
Better road and airport connectivity over the past decade has made these locations more accessible, prompting buyers to weigh factors such as land size, privacy, and future appreciation alongside proximity to city centres. Land scarcity within established metros is contributing to the shift, with cities like Delhi, Mumbai, and Bengaluru experiencing difficulty in finding large residential plots.
