
MHADA Unveils Motilal Nagar Redevelopment Master Plan, Allocating 18 Million Sq Ft to Adani for Development
India's Largest Urban Redevelopment Project Unveiled in Mumbai
The Maharashtra Housing and Area Development Authority (MHADA) has released the master plan for the Motilal Nagar redevelopment project in Mumbai's Goregaon (West), a massive undertaking spanning 143 acres across three phases. The Adani Group, through its real estate arm Adani Realty, has been appointed as the construction and development agency for the project.
According to senior officials, the Adani Group is expected to receive approximately 18 million square feet for development, while the rehabilitation component for existing residential and commercial occupiers will be around 6.9 million square feet. Industry analysts predict that the free sale component may be released to the market over a period of two decades, due to the size of the inventory and the continued evolution of infrastructure and property prices in the area.

MHADA will receive approximately 4 million square feet as housing stock, which will be sold as affordable housing through its lottery allocation process.
The complete project, including the rehabilitation and free-sale component, is expected to require an investment of up to Rs 1 lakh crore. The rehabilitation component is expected to be completed in the next seven years, according to MHADA's CEO and Vice-President Sanjeev Jaiswal.
The project aims to provide well-planned and quality housing to all citizens, as stated by MHADA. Existing residential tenants, numbering around 3,702, will receive apartments of 1,600 square feet (carpet area) each, while the 328 eligible commercial tenants will receive units sized 987 sq ft each. Residents in the slum pockets will be eligible for apartments of 300 sq ft each, according to regulations of the Slum Rehabilitation Authority (SRA).
The Motilal Nagar area, marked as Motilal Nagar- 1, 2, and 3, is characterized by low-rise rowhouses, low-to-mid-income housing, some slum pockets, as well as shops and commercial premises. The colonies were set up in the 1960s to service the then-growing suburb's middle-class residents, although the area continues to face waterlogging issues. MHADA plans to upgrade internal road networks and drainage systems in the area to improve its quality of life.

A number of commercial units in the area are linked to the entertainment industry, including equipment suppliers, dressmakers, and recording studios. MHADA has been holding awareness events for locals about the specifics of the project.
