Landlord-Tenant Dispute in Bengaluru Raises Concerns Over Maintenance Charges

A recent case in Bengaluru has sparked debate over the deductibility of maintenance costs from a tenant's security deposit. A tenant claimed that ₹51,000 was unfairly deducted from their deposit for repainting, cleaning, and a safety buffer when vacating a 2.5 BHK flat.

The tenant alleged that the estimated cost of repainting was initially ₹20,000, but this amount increased to ₹36,000 after the painter coordinated directly with the landlord. The tenant was not consulted or shown multiple quotations before the final amount was decided. Additionally, ₹10,000 was deducted for deep cleaning, which the tenant believed was excessive, considering the typical cost for a 3BHK is ₹4,500 to ₹5,000.

A further ₹5,000 was withheld as a safety buffer, which the landlord stated would be refunded only after the new tenant moved in and stayed for two weeks to assess any additional wear and tear. The tenant felt blindsided by the deductions and expressed frustration with the situation.
