To safeguard homebuyers from potential fraud and misleading practices by builders and other entities, the Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has released an advisory outlining six key checks that buyers should conduct before purchasing a property in Uttar Pradesh. The authority emphasizes the importance of verifying project-related details through the official UPRERA portal to make informed decisions before investing in any housing project.
Under the advisory, homebuyers are advised not to rely solely on promotional materials or verbal assurances by developers and agents. Instead, they should utilize the official UPRERA portal as the primary source of verified information. The portal provides an array of crucial project details, including project bank account details and collection account information, which are essential for buyers to ensure that their funds are being used only for the intended project.
The Six Mandatory Checks a Buyer Should Perform Before Buying a Property:

| 2. Sanctioned map and layout plan | Check the approved building plan and layout sanctioned by the competent authority and ensure that the project being marketed matches the approved plan. |
| 3. Inventory details match | Cross-check the flat, plot, or commercial unit being offered with the inventory details available on the portal to confirm that the unit is registered and available for sale. |
| 4. Project bank account details/collection account | Verify that the developer has deposited at least 70 percent of the funds collected from buyers into a designated project-specific collection account. |
| 5. Quarterly Progress Reports (QPRs) | Review the QPRs to track construction progress, project timelines, and compliance status. |
| 6. Number of complaints filed against the promoter | Check whether complaints have been filed against the promoter and review the nature of such complaints to identify potential risks. |

- Search for the project using the Project Name or Registration (PRJ) Number

- View the basic project information like project start and completion date, registration number (Form-C), promoter details, etc.
- Go to project details to view complete information of the project like development works, project bank details, land details, uploaded documents, etc.
