
Uber Secures 900,000 Square Feet of Office Space in Hyderabad for Rs 839 Crore
Uber Leases Over 9 Lakh Square Feet of Office Space in Hyderabad
Uber India Systems Private Limited has made a significant move in the Indian real estate market by leasing more than 9 lakh square feet of office space in Hyderabad. According to data accessed through property analytics platform Propstack, the deal is estimated to result in rental payments of around Rs 839 crore over a 10-year period.
The office space, located at Meenakshi Eco Park – Tower 1, has been leased from Meenakshi Infrastructures Private Limited, covering floors 11 to 20 of the commercial tower with a chargeable area of around 9,01,115 square feet. The lease commenced on January 9, 2026, and carries an initial rental of approximately Rs 5.86 crore per month at a rate of Rs 65 per square foot per month.
The agreement includes a 15 percent escalation in rentals every three years, with Uber paying a security deposit of around Rs 35.14 crore. Additionally, Uber has the option to lease an additional 5 lakh square feet in the project until the first quarter of 2028.

Uber's Hyderabad centre will be located at Meenakshi EcoPark in Nanakramguda Village, Serilingampally Mandal, Ranga Reddy district, Telangana, with a total area of 9,01,115 square feet and a seating capacity of 4,600. The Bengaluru centre will be located at Prestige Lakeshore Drive on Outer Ring Road, Agrahara, Bellandur, with a total area of 11,36,768 square feet and a seating capacity of 5,000.
The transaction is among the largest office leasing deals recorded in Hyderabad in recent months, reflecting continued demand for Grade A office assets from multinational companies and Global Capability Centres (GCCs). Industry analysts say Hyderabad has remained a preferred office market due to relatively lower rental costs compared to Bengaluru and Mumbai, along with established technology infrastructure and the availability of large office campuses.
Despite global economic uncertainty, large office leasing transactions have continued across major Indian cities, driven largely by technology firms, engineering companies, financial services firms, and GCC operators expanding their India operations. Hyderabad's commercial office market has seen sustained activity across key micro-markets including HITEC City, Gachibowli, and the Financial District, where developers continue to add premium office inventory to cater to occupier demand.

According to Raja Seetharaman, co-founder of Propstack, Uber's 9.01 lakh square feet commitment at Meenakshi Eco Park is one of the largest single office leases Hyderabad has seen in this cycle and reinforces the city's position as a preferred destination for global capability centres scaling their India footprint.
