Nvidia has entered into a 10-year lease agreement for 7.6 lakh square feet of office space in Bengaluru's Mahadevpura area, with the deal valued at over Rs 1,230 crore, including rental escalations. The lease, which spans 12 floors at Bagmane Capital's Memphis South Tower, is among the largest office transactions in Bengaluru this year.
According to documents accessed by Propstack, a real estate data analytics firm, Nvidia will pay a starting monthly rent of Rs 8.59 crore, or Rs 113 per square foot, for the 7,60,000 sqft office space. The agreement includes a 15 per cent escalation in rent every three years, taking the company's total rental outgo over the lease term to around Rs 1,230 crore over a decade. Nvidia has also paid a security deposit of Rs 34.35 crore, according to the lease data.
The lease commenced on April 1, 2026, and is a testament to Bengaluru's continued dominance as India's top office leasing market, particularly for global capability centres (GCCs) and multinational technology companies. Market observers note that large office deals in micro-markets such as Mahadevpura, Outer Ring Road, and Whitefield have remained a major driver of commercial real estate demand in the city.
