
Luxury Property Prices in South Delhi Surge by Up to 32 Percent in Q1 2026 Amid Market Downturn
South Delhi's Luxury Housing Market Sees Strong Price Appreciation in Q1 2026
The luxury housing market in South Delhi continued to witness strong price appreciation in the first quarter of 2026, fueled by sustained demand from affluent buyers. According to data provided by Golden Growth Fund, a category II Real Estate focused Alternative Investment Fund (AIF), prices of luxury builder floors in South Delhi rose by as much as 32 percent during the January-March quarter.
Category B colonies outperformed the traditionally premium Category A locations in terms of growth rates, with prices in Category B colonies increasing between 23 percent and 32 percent, while Category A colonies recorded growth of 14 percent to 22 percent during the quarter. Despite the sharper rise in Category B locations, Category A colonies continued to command significantly higher absolute values, with luxury floors priced between Rs 14 crore and Rs 55 crore. In comparison, properties in Category B colonies were priced in the range of Rs 9 crore to Rs 19 crore.

Market observers attribute the sustained demand from high-net-worth individuals, limited supply of premium independent floors, and South Delhi's established social infrastructure to the price growth. Ankur Jalan, CEO of Golden Growth Fund, noted that South Delhi is far from being a uniform market, with pricing varying significantly across colonies and micro-markets.
The data also showed that approximately 18,500 plots are available across the 42 category A and B colonies in South Delhi, presenting a huge opportunity for project development. The redevelopment potential of these colonies stands at Rs 6.5 lakh crore. Jalan believes that the ongoing conflict in West Asia may create short-term uncertainty globally, but premium residential markets like South Delhi could still emerge as beneficiaries of capital reallocation over the medium term.
