Knowledge Realty Trust Reports Strong Q4 FY26 Results
Knowledge Realty Trust (KRT), a real estate investment trust (REIT) sponsored by Sattva Group and Blackstone, has announced a distribution of Rs 716.6 crore to unitholders for the quarter ended March, backed by a 14 per cent growth in net operating income to Rs 1,053.3 crore.
The company, in a regulatory filing, declared distributions of Rs 7,166 million or Rs 1.62 per unit for the fourth quarter of FY26. This takes the cumulative distributions since listing in August 2025 to Rs 21,019 million, or Rs 4.74 per unit. KRT's performance in the fourth quarter of 2025-26 was marked by a gross leasing of 1.1 million square feet, taking the cumulative leasing for FY26 to 3.5 million square feet and portfolio occupancy to 92 per cent.
The company's net operating income (NOI) rose 14 per cent to Rs 1,053.3 crore during the January-March period of the last fiscal from Rs 924.8 crore in the year-ago period. This growth in NOI was part of a broader trend, with the company's NOI increasing 18 per cent year-on-year to Rs 4,048.4 crore during the 2025-26 fiscal year.

The strong performance of KRT was reflected in the comments of its management. Shirish Godbole, Chief Executive Officer of KRT, stated that the company enters FY27 with strong operating momentum, a resilient balance sheet, and multiple visible growth levers. Quaiser Parvez, Chief Operating Officer of Knowledge Realty Trust, noted that the company saw robust leasing momentum led by expansions from existing marquee tenants, resulting in revenue growth of 16 per cent year-on-year. NOI grew 18 per cent year-on-year to Rs 40,484 million with industry-leading margins.
As of March 31, 2026, KRT's portfolio comprises 29 premium office assets totalling 46.5 million square feet. This includes 37.2 million square feet of completed area, 2.6 million square feet under construction, and 6.6 million square feet of future development area spread across 6 cities.
