Apple India Pvt. Ltd., a subsidiary of Apple, has leased an additional 121,203 sq ft of space in Embassy Zenith, a premium office tower in Bengaluru, for a 10-year period. This additional lease brings Apple's total area in Embassy Zenith to 389,000 sq ft, with a monthly rent of ₹9.16 crore.
The total rent Apple will pay for this space over the 10-year tenure is ₹1,333 crore, according to Propstack, a real estate data analytics platform. This significant investment by Apple is a testament to the company's confidence in India's premium office market and solidifies Bengaluru's position as a critical global hub for Apple's engineering and operational growth.
In 2025, office leasing activity in India's top nine cities reached a record high of 82.6 million sq ft (gross leasing), with technology companies and flexible workspace operators leading the charge. According to CBRE India, the supply of Grade-A office spaces in the Asia Pacific region is expected to hit a new peak of 61.3 million sq ft in 2026, with India accounting for 40% of this total supply.
